If you could build a detached garage, how would you design it?

Within reason...you know, like a $30K budget. Nothing extravagant.

Would you make it a 1.5 storey so you could utilize the top as storage - if so, would you put in stairs to get the stuff up there, or a pulley system to conserve space?

Assume it is a two car garage.

What other features would you include?

Recommendations on dimensions? I figure I'd want something with enough space to get a boat in one day (even though I hate boats and they are a money pit).

Has there been anything you did wrong and learned from that you care to share so I don't make the same mistake? Or that you wish you could change in your current garage?

Oh mate, I did exactly this! I had an 18x22 built, with a steep roof so we could use it for storage.

Biggest mistake I made was my contractor. He was a piece of shit and I ended up having to finish it myself. Which was probably for the best, as I finished it with people that knew what they were doing.

If I would do it again, I'd have run cat5e to the garage when they pulled the electrical lines, and I'd have made it bigger. Another two feet in length, and another four feet in width would have been perfect. I have the entire build process documented with pictures if you're interested in seeing it.

I've often thought about how I would build a dream garage. Someday...

P1et - that'd be awesome if you can share your plans!

This might be this summer, but could be longer, depends on whether any other unexpected house expenses pop up!

I'm guessing the 18' is the depth? Or was it the width?

Did you put in a little workbench or anything like that in yours? What about heat - is yours heated or insulated?

When I have some time this evening, I'll post up the build thread. It's pretty lengthy, but I think you'll enjoy it.

The depth is currently 22 feet, the width is 18 feet. My neighbor built me a work bench, yes. Since I live in Texas, I did not insulate anything but the attic. It actually helps the garage stay just that little bit cooler in the summer time. I also have two security cameras in there, which monitor the garage 24x7. I can remote into it via my phone, so I can always keep on eye on things!

this is gonna be an interesting thread. I bought an older ranch style house 2 years ago that has 2 attached carports that I'm gonna enclose. Can't wait to see some pics.

My last house had a detached garage. One thing I would have changed is to have good ventilation. A door or a window or two opposite the garage door would have been awesome. A door would also make it easier than having to open the whole garage door each time you need a screwdriver, etc.

Mine did have a spare fridge with beer taps drilled through the door. I miss that setup. Of course I don't have the ex that made that amount of drinking necessary either.

As an electrician, I say make sure to have a 60A pony panel put in there, and run data cable from the house too. For TV and such just in case.

As someone who has fucked this up: Size does matter. Take the hint seriously, I have never heard anyone complaining about their too big garage. I haven't for sure.

Just throwing out some idea's that I would do. I'd add in a car lift and a decent sized tool box.

This.

My garage is 22' deep and 52' wide and my biggest regret was making it 3 feet shallower and 4' narrower than I originally designed it. I do love the 18' over head doors though.

My last house had a detached 2 car garage which i had redesigned but sold the house before i renovated the garage.

Having a 2 car door on one side and a 1 car door on the opposite side was going to be awesome when working in the garage during the summer. Though you likely won't have that problem unless you'e moving much further south.

To safe space inside the garage and still have full stair access to your storage level, attache the stairs to the outside of the garage.

I ran over my own shoe a week ago. Kids, dogs, my car addiction and no place to store anything. Worst combination ever.

When I build again, I will make an open space house to save m2's and make sure I have places to store stuff. This house (rented) is a complete fucking nightmare and I swear to coffee I will never again look at houses and cars at the same time.

The other thing I would get straight was also mentioned above. Ventilation.

For a person who only learns by fucking things up, my knowledge base has gotten too big.

"I swear to coffee"... I like that one .

Personally, I think having a garage but using it as storage defeats the purpose, plus it's not like you're avoiding trying to wake up everybody in the house with the garage door either; it's detached! So if you do want one, get one with a 2nd story. I used to live in a property that had one, and their stairs actually went around the back of the garage.

Well, the garage will be used to store vehicles...I'm just thinking that it might be practical to utilize any leftover space to store stuff that we can't put elsewhere.

I want the garage to look nice. And so I'm having a tough time envisioning a garage with outside steps that lead to the top half. Every time I think about this, all I get are redneck pictures in my mind of this hypothetical nice looking garage, with a bunch of 2x4 nailed together and to the outside wall as well to create these "steps". I just cannot picture it. I will have to google, maybe there is a nice way of doing it.

I want it to look like it was built with the house, so I plan to use a lot of the same materials, stone/stucco/wood siding so that it blends in as much as possible. I think the steps will have to be inside. I'm still thinking about a hoist / winch set up to save space but we'll see.

I'd like extra wide garage doors - our current attached garage (two spots) has really narrow doors and its a PITA to get the cars in, there is maybe an inch of clearance on either side if you get it right, but usually requires at least two attempts to line it up right.

I think I'll need to insulate it too - seems to make sense to me, winters can be somewhat cold some years so be nice to have a little protection...probably won't heat though.

The ventilation is a good idea and I hadn't thought of the importance of that - and a door at the side would probably be nice.

Good ideas, keep them coming!

As already said, overwire. Cable, cat5, etc. overhead electrical outlets are really nice and you can never really have too much lighting in a garage. Also consider a solid 220v, high amperage circuit, because Tesla.

Are you going to tie in any plumbing as well? Having a hose spigot would be nice for washing cars, and a wash basin could be useful for cleaning parts.

Hmm, interesting, I hadn't considered plumbing. I will think about it.

I have been looking into this myself and here is the conclusion I came to,

It needs to be 1 & 1/2 cars deep, so 30ft and 1 double door and a single door, the double door will have a loft above it with an inside stair case to gain access for storage. The single door will be a high bay which allow me to put in a 4 post lift so i can raise a car or truck to work under or store another car under.

I also plan to put in a wood pelet stove on a thermostat so it have is own heat source without having to tie into the house gas line, this gets very costly if you have to lay a gas line. The other option is LPG tank just for the garage.

I found online garge plans with the exact set up. If you do work yourself it can easily be done for $30K.

http://www.thegarageplanshop.com/

there are other sites with plans as well, you can get them for a few Hundred $

Do you have kids?

I swear those damn things poop stuff to store. I sure as hell am not buying all this crap lying around. Only a very, very lucky people and in my life I haven't met any can claim their garage back at one point. The rest of us cry in shame while looking at the pictures of the If only I had wrapped I up - dream world.
